Not a top-10 list. 23 hotels, each checked against the questions people actually ask — how close to the airport, is there a pool, what's the real check-in time — so you can filter and land on the right one in under a minute.
"Best hotels" lists are noise. Specifics aren't.

Three things worth knowing before you pick a location.
Kota Kinabalu faces almost due west across the South China Sea, which is why the city's sunsets are unusually consistent and why sea-facing rooms carry a real premium here, not just a marketing one.
Most hotels cluster around the CBD and waterfront, within walking distance of Gaya Street and Jesselton Point — the jetty for Tunku Abdul Rahman Park. Staying further out (1Borneo, Putatan) trades convenience for lower rates.
Peak season for beach weather and Mount Kinabalu climbs. Book city-centre hotels with pools earlier in this window — they sell out first.
