Serviced apartments in Kota Kinabalu: Riverson SOHO, Marina Court, Sutera Avenue, Jesselton Quay
Most of what's sold as an "apartment hotel" in KK is a privately owned unit inside a residential block. Here's how those blocks differ and what to expect.
First, what you're actually booking
Apart from Citadines Waterfront and the residence wing of Ming Garden, which are run as hotels with a front desk, the apartment listings you'll see for Kota Kinabalu are individual units owned by different people inside the same building. The building has a pool and a gym; the unit's quality, cleanliness and check-in process depend entirely on the owner. Two listings in the same tower can be very different stays.
That's why we don't list these as hotels. What we can do is tell you which building suits your trip, and book a unit through an operator we trust.
The buildings
Riverson SOHO, Sembulan
A residential tower beside Imago mall on the southern edge of the CBD, with a rooftop pool, gym and a mini-market. Units range from studios to two-bedroom duplexes with sea views. Walking distance to Imago and the waterfront; Jesselton Point is a short Grab ride. Common catches: a cash damage deposit on arrival, a separate deposit for the car-park pass, and self check-in arranged by message.
Marina Court Resort Condominium, Api-Api Centre
An older condominium in the Api-Api Centre next to the Promenade Hotel, closer to Gaya Street and the ferry than Riverson. Larger apartments, an outdoor pool, and a walkable location; the building itself is dated and the units vary more than most.
Sutera Avenue, Sembulan
The mixed block that houses The LUMA Hotel, plus privately let units above the restaurants. Handy for Sutera Harbour and the airport, less so for Gaya Street. Some units hear aircraft.
Jesselton Quay, waterfront
The newest cluster, on the reclaimed waterfront beside Suria Sabah, with sea views and the shortest walk to the island ferry. Units are new but the surrounding development is still being finished.
When an apartment beats a hotel
- Stays of a week or more, where a kitchen and washing machine matter
- Families of five or six who'd otherwise need two hotel rooms
- Kinabalu climbers who want somewhere to leave a bag and cook the night before
When it doesn't
- Late-night arrivals: there's no reception, and self check-in after midnight is where things go wrong
- One or two nights, where the deposit and key handover are more hassle than they're worth
- Anyone who wants breakfast, housekeeping and our team to call
